Hi, my name is Nairn McIntosh and I run NMC Letting & Property Management.

My experience

I have been in both the residential property letting business and the building/handyman trade for over ten years and with these two skills I am able to manage properties well. My letting experience gives me knowledge of the industry as well as the legal requirements involved and on the building side I am able to carry out all general repairs/maintenance that may be needed at a property, saving you – the Landlord – money.

Maintenance

Any repairs needed to the property of a professional nature, for example boiler/gas fire breakdown or electrical faults, will be dealt with by Corgi registered or Electrical registered engineers that I know and can rely on to do a good job for the right price. All check in and check out as well as inventory checks are carried out by me and no third parties are used.

As well as knowing good, professional, potential tenants looking for properties. I also advertise in all top property websites and local papers. All my tenants are reference checked as well as interviewed by myself before a decision is made. I have and will always only have tenants who I am sure are one hundred percent honest and professional.

Saving you money

Due to the fact that I carry out all admin, viewings, check in and out, inventory, as well as maintenance myself allows me to keep my agency fees to a minimum while still giving a good service, and my fee for not only finding tenants but for managing the property too is ten percent of the monthly rent.

My services:

Visit the property and advise the Landlord on the best rent, furnishings and related matters.
Advertise the property as necessary to find suitable professional and honest tenants.
Arrange appointments for viewings and carry out viewings.
Interview and carry out reference checks on all potential tenants.
Draw up and execute on behalf of the Landlord a tenancy agreement and serve any appropriate statutory notices.
Draw up an inventory and schedule of condition of the contents of the property.
Collect the first month’s rent and security deposit and obtain the tenants signature to the tenancy agreement.
Advise the appropriate utility suppliers (Gas, Electricity and Water) of the meter readings at the commencement of the tenancy.
Check in tenant and carry out inventory.
Visit the property at regular intervals and advise the Landlord.
Grant, extend, vary or renew a tenancy agreement as authorised by the Landlord.
At completion of the tenancy check the property, the inventory, and advise the appropriate utility suppliers.
Generally carry out the duties of a managing agent in respect of the property in accordance with the agency agreement.
Prepare the property prior to letting including any cleaning that may be necessary.
Generally carry out the duties of the Managing Agent and in particular carry out the repairing and statutory obligations on behalf of the Landlord.
